Julius Baer Leases 74,037 Sq Ft Office Space

Julius Baer has leased 74,037 sq ft of office space in Mumbai's Andheri, with a monthly rental of Rs 209 per sq ft, translating to a monthly rent of Rs 1.55 crore. The total rent payable over the 60-month tenure is Rs 102.6 crore.

The lease, which commenced on May 1, 2026, includes an annual escalation of 5%. Julius Baer has paid a security deposit of Rs 12.38 crore for the premises. The office space is located on the seventh floor of a commercial development owned by Brookfield-owned Striton Properties.

In a separate transaction, singer Sonu Nigam has purchased a 258.33 sq ft office space in Mumbai's Andheri West for Rs 1 crore. The office space is situated in Sundervan Complex on Lokhandwala Road and was sold by Singular Health Private Limited. Nigam paid Rs 6 lakh as stamp duty and Rs 30,000 towards the registration fee, bringing the total disclosed outlay for the transaction to Rs 1.06 crore.

The transaction was registered on August 6, 2026, and the deal works out to approximately Rs 38,710 per sq ft of carpet area. This is not Nigam's first real estate transaction in the area, as he has been involved in several purchases and sales of commercial spaces and land parcels over the past two years.

## Context India's office market is witnessing sustained demand from global capability centres, financial services firms, technology companies, and other large occupiers. Office leasing has remained strong across major markets, supported by expansion of global firms, demand for higher-quality Grade A space, and consolidation into larger workplaces. The strength of occupier demand has also encouraged companies to make longer-term commitments across established office markets, while emerging commercial districts continue to gain traction as India's formal office stock expands.
