In contrast, Extremadura has an average rent of €630 per month for an 80-square-metre home, making it one of the cheapest regions in Spain. Castilla-La Mancha is another affordable region, with an average rent of €731 per month for an 80-square-metre home.
San Sebastián has the highest average rent among provincial capitals, at €1,610 per month for an 80-square-metre home. The average price per square metre in Spain is €14.14.
## What's driving the trends The average rent in Spain has fallen by 1.6% year-on-year, according to Fotocasa's Property Index. However, Madrid has seen an 8.6% year-on-year increase in average rent, while Catalonia has seen a 16.3% year-on-year drop in average rent.
## Why it matters The high cost of rent in Spain remains a challenge for many households, with average rent remaining well above the financial capacity of a significant share of households. Access to housing is the main challenge for the market, according to María Matos, head of research and spokesperson for the property portal. The recent cooling in rent prices is still insufficient to offset the steep price rises accumulated in recent years.
