Uptown Dallas has experienced a significant surge in office rents, with the newest trophy towers seeing a nearly 31% increase over the past two years. This growth is almost double the 16% average rent growth in the broader Dallas-Fort Worth metro over the same period.

The area, known as Y'all Street, has become a premier office market in the region, commanding North Texas' highest rents. Uptown now holds 94% of the region's office development pipeline, with 1.7M SF of Class-A space under construction. Major financial services firms like Goldman Sachs, Scotiabank, NYSE, and Morgan Stanley have offices in or around Uptown, contributing to the area's allure.

The average Class-A asking rent in Uptown/Oak Lawn is $73.60 per SF, with the area absorbing almost 537,000 SF in the first half of 2026. The Texas Stock Exchange has also launched in Uptown Dallas, further solidifying the area's position as a financial hub.
