LTC Properties (LTC) has reported a significant increase in revenue and net income for the second quarter, with total revenue climbing to $98.9 million, a 64% rise from $60.2 million a year earlier. Net income available to common stockholders nearly doubled to $29.5 million, while diluted earnings per share rose to $0.56 from $0.32.

The company's strong performance is largely driven by its senior housing business line, called SHOP. LTC has built the SHOP portfolio to 39 communities across 12 operators, 10 of which are new relationships for the company. Second quarter core SHOP NOI came in at $13.3 million.

LTC has raised its full-year 2026 investment guidance by 50% at the midpoint to $900 million, with a focus on its SHOP business. The company expects SHOP to represent 40% of pro forma annualized net operating income by the end of the third quarter, and approach 50% by year-end.

The company closed $171 million in acquisitions during the quarter and expects another $529 million to close in the third quarter. LTC has also expanded its credit facility to $1.1 billion, leaving $648 million in total pro forma liquidity.
