The Reserve Bank of Australia has held the official cash rate at 4.35%, but warned that higher interest rates are possible. This decision may have implications for mortgage rates in the future.
The average 30-year purchase mortgage rate is expected to be 6.51% as of Monday, August 10, 2026, while the national average rate on a fixed-rate home equity loan is 7.35% as of the same date. Navy Federal Credit Union currently has the lowest annual percentage rate (APR) at 6.280% among the surveyed lenders.
The difference between the current home equity loan rate and the average HELOC rate is 19 basis points. The RBA forecasts stronger jobs growth, but higher unemployment, reaching 4.7% by the end of 2027. Inflation is expected to return to the targeted 2.5% level by early 2028, according to the RBA.
